Role: Subcontractor Operations Manager – 12 Month Secondment (Maternity Leave)
Location: National Role – You can be located anywhere in the UK - You will thrive off being on the road, managing a small customer servicing and after care team, going to customer sites and be able to have the flexibility to stay over at locations.
We have a rare and exciting opportunity for a Subcontractor Operations Manager to join our successful Building Services Leadership team, nationwide. This role is in its infancy and therefore an excellent opportunity for someone to develop the role, make it your own and create an impact on the business going forward.
This pivotal role will be responsible for the operational activities of all designated Building Services Subcontractors. In conjunction with the project delivery teams oversee subcontracted work, ensuring that it aligns with the project requirements, meets deadlines, adheres to quality standards and drives continuous improvement.
You will be liaising with subcontract teams to deliver products, services and aftercare to our customers safely and profitably. Increasing and improving the current range of products and services that we offer to our customers through innovation.
This role involves leadership, strategic oversight, stakeholder management, and a focus on risk management and continuous improvement.
As a Subcontractor Operations Manager**, you will:**
Leadership and Strategic Oversight
* Lead a culture of Health and Safety by taking responsibility for always ensuring safe working practices and consideration for the health and wellbeing of all Building Services contractors, upholding the principles of ‘Zero Harm’ and a safety-first culture.
- Drive the effective use of sub-contractors associated with the refurbishment, capitalised fit out, installation and aftercare of products or services to that agreed budget
Collaboration and Risk Management
* Working in conjunction with the Senior Project Delivery Manager plan, allocate and evaluate work carried out by subcontract teams. After each project assess the subcontractor's capacity to handle project scale-ups or multiple concurrent projects
- Negotiate with internal and external stakeholders to provide excellent customer service. Ensuring that efficient aftercare servicing and rectifications occur within agreed timescales and costs.
Sub-Contractor Performance Management
* Hold and document regular reviews with the subcontractors, and evaluate performance based on specific KPIs, including on-time delivery, quality assessment scores, actual costs versus planned costs, number of projects completed, time taken to review opportunities for improvements and innovation, and speed of response to rectifications.

- Using customer insights, develop new products, services and continuous improvements in collaboration with other company departments.
Essential Criteria
*** Well-developed communication skills to negotiate and influence and at a high level. – These skills are key to be successful in this role**
*SMSTS or equivalent
*Experience of managing third party suppliers and/or contractors.
*Ability to foster a culture of continuous innovation.
*Ability to identify critical obstacles to KPIs and formulate effective solutions. Experience in analysing and leveraging opportunities to enhance the financial performance of projects.
*Demonstrable experience of leading, engaging and developing teams with a coaching approach.
Full UK driving license – You will be traveling all over the nation.*
Expectations (i.e. outputs, KPIs, results)
*Compliance with internal standards of HSE and quality standards. With the continuous improvement of Health and Safety metrics in terms of accidents & incidents.
*The supply of products & services meets the needs of BUs and Functions.
*Subcontractor projects delivered within committed timeframes with internal and external customers in GB hire or other BUs.
*Develop and implement specific KPIs for subcontractors based on the reviews, training completed, input and feedback systems and any incentives in place.
